Ruby on Rails app that manages a ‘portfolio’ of rental properties (or any other rental asset)
Actions include:

Import an online banking CSV file to the database (only parses ASB Bank (NZ) CSV files at the moment) to save the transaction records to the database

Add and edit rental properties

Add and edit tenants for each property

View all the payments made by each tenant

Calculate the expected total payments from each tenant and compare it to their actual payments made

Implement Tenant and Property Snapshots. These are used to track changes over time, such as when rent changes, when tenants move in/out, or when the number of bedrooms changes etc. It means that an accurate rental income can be calculated for each ‘snapshot’, even though the incoming/expected payments will change over time.

Implement a decent front end

Integrate into Google Calendar. Create reminders for upcoming rental payments, missed payments etc

Create proper authentication system for admin. Possibly allow tenants to log in and check their payments/expected payments, update email addreses etc

Implement other aspects of rental property administration, such as accounting for mortgage payments, council tax, utility bills, calculate earning projections etc
